How a DSCR purchase works in Maryland
With a DSCR purchase loan, the lender orders an appraisal that includes a rent schedule (a market rent estimate) for the property. If the home is already leased, the lender may use the lease. The rent is compared with the full monthly payment: principal and interest at the quoted terms, Maryland property taxes from the SDAT assessment and local rate, the landlord insurance premium and any HOA or condo dues. That ratio is the DSCR.
Your own income is generally not used to qualify, which is why DSCR loans are popular with self-employed investors and people who already own several rentals. Lenders still review credit, reserves (cash left after closing), the down payment and your experience, and each wholesale lender sets its own standards.
What to have ready for a Maryland purchase
- The ratified contract and the property address, including whether it is in Baltimore City or a county jurisdiction.
- The expected rent or the existing lease, plus your plan for licensing where required (Baltimore City, Montgomery County, Howard County, Annapolis and others).
- A landlord insurance quote, and a flood quote if the property is near the Bay, a river or the ocean.
- Entity documents if you are buying in an LLC, in good standing with the Maryland State Department of Assessments and Taxation (SDAT).
- Bank statements showing the down payment and reserves.
Maryland closing costs to plan for
Maryland buyers and sellers pay state and county recordation and transfer taxes, and the split is negotiated in the contract. These taxes can be significant, especially in high-priced counties, so ask for a full closing-cost estimate before you write the offer. The taxes, insurance and closing guide explains what goes into the estimate.
Run the purchase through the DSCR calculator first. If the ratio is thin, a larger down payment, a better insurance quote or a property with lower association dues can change the outcome more than you might expect.
Questions Maryland investors ask
Can I buy a Maryland rental without showing my tax returns?
With a DSCR loan, qualification is based mainly on the property's rent compared with its payment, so personal tax returns are generally not used. Credit, reserves and down payment still matter.
Can I close a DSCR purchase in my Maryland LLC?
Usually, yes. Most programs allow LLC borrowers with personal guarantees and entity documents in good standing with SDAT. See the Maryland LLC guide.
