Maryland DSCR loan broker

Maryland DSCR Loans for Baltimore, Suburban and Shore Rentals

TL;DR: Maryland investors can use a DSCR loan to finance a rental based on whether the property's rent covers its full monthly payment, without qualifying on personal tax returns. Loan Daddy LLC, a broker, arranges these business-purpose, non-owner-occupied loans through wholesale lender partners for rowhouses, single-family homes, condos, 2–4 unit buildings and small multifamily in Baltimore, the DC suburbs, Frederick and the Eastern Shore.

One state, two dozen rulebooks

Maryland's rental market runs from Baltimore rowhouses at accessible prices to high-rent suburbs around Washington, D.C., with Ocean City and the Eastern Shore adding a seasonal market. A DSCR (debt service coverage ratio) loan compares rent with principal, interest, taxes, insurance and HOA dues. In Maryland, local requirements also shape whether a rental can operate at all and what it costs to run: Baltimore City's rental license, statewide lead-paint registration for pre-1978 units, and county STR rules. That is why this site is organized county by county, starting with the Maryland rental market overview.

Why Maryland investors use a broker for DSCR

Qualify on the rent

DSCR programs compare the property's rent with its full payment. Personal tax returns and W-2s generally are not part of the file.

Shopped across wholesale lenders

We are a broker, not a lender. We compare how several wholesale lenders treat your Maryland property, loan size and entity.

Built around Maryland rules

Baltimore rental licensing, MDE lead registration, ground rent, SDAT taxes and recordation costs are part of the conversation from day one.

Business-purpose only

Every loan we arrange is for non-owner-occupied investment property held by an individual investor or an LLC. No one in the family lives there.

How it works

  1. Run the numbers

Enter rent, SDAT-based taxes, insurance, dues and a quoted rate in the DSCR calculator.

  2. Send the scenario

Tell us the address or county, value, rent, loan amount and borrowing entity on the application.

  3. Compare programs

A Loan Daddy loan specialist reviews wholesale lender options that fit the property and explains the trade-offs.

  4. Close with the lender you choose

We coordinate the appraisal, title, insurance, licensing and lead paperwork through closing.

What Maryland landlord and local rules affect financing?

Not legal advice. Confirm with the county or city and your own counsel.

  • Security deposits (Real Property 8-203). Maryland generally limits security deposits to one month's rent, with return required within 45 days after the tenancy ends and an itemized list of any damages withheld.
  • Baltimore City rental licensing. Every non-owner-occupied rental dwelling has to be registered and licensed, which requires a passing inspection. See the Baltimore rental license guide.
  • Lead-paint registration. Pre-1978 rental units statewide have to be registered with MDE, and owners have to provide tenant notices and meet lead-hazard reduction standards at turnover. See the lead-paint guide.
  • Montgomery County STRs. Short-term rentals of fewer than 30 days require a license and proof that the property is the owner's primary residence, so investor-only STRs do not qualify.
  • Ground rents. Some older Baltimore-area properties are subject to ground rent. The title company will identify any ground lease. See the ground rent guide.

Lenders underwrite to the lease or market rent, but a property that can't be licensed or leased legally creates risk for the investor and the lender. Taxes and insurance matter just as much; read the Maryland taxes and insurance guide.

Bridge or rehab loan vs. DSCR loan: how should a Baltimore rowhouse deal be financed?

Many Maryland investors buy rowhouses that need work. The financing usually happens in two stages, and Baltimore's licensing rules sit right between them.

What do Maryland investors ask about DSCR loans?

Can I get a DSCR loan on a Maryland rental?

Yes, for business-purpose, non-owner-occupied investment property. Wholesale DSCR programs cover Maryland single-family homes, rowhouses and townhomes, warrantable condos and 2–4 unit buildings, and small-balance programs cover 5–10 units. Each lender sets its own credit, reserve and equity requirements, and the rent-to-payment ratio and the property have to work. Loan Daddy LLC is a broker, not a lender. Very low-priced Baltimore rowhouses can fall below some lenders' minimum loan amounts, so mention the price early.

Does a Baltimore rental need a license?

Yes. Baltimore City requires every non-owner-occupied rental dwelling to be registered and licensed, and it requires an inspection before a license is issued. Operating without a license is a compliance risk and can affect your ability to collect rent. Lenders and title companies may ask about the license status. For buildings of nine or fewer units, every unit is inspected, and larger buildings use a sample. Budget for repairs needed to pass before lease-up.

What lead-paint rules apply to Maryland rentals?

Maryland's Reduction of Lead Risk in Housing law requires owners of pre-1978 rental units to register them with the Maryland Department of the Environment, generally within 30 days of acquiring the property, and to keep the registration renewed on MDE's schedule. Owners also have to give tenants required lead-risk information. Treatment and inspection rules apply at turnover. Much of Baltimore's and the older suburbs' housing stock predates 1978, so include registration and turnover costs in your reserves.

Can I finance a Maryland short-term rental with a DSCR loan?

In much of the DC suburbs, probably not. Montgomery County requires a short-term rental license and proof that the property is the owner's primary residence, which a DSCR-financed property can't be. Ocean City and other resort areas have their own seasonal rental rules. Lenders count STR income only from a lawful use. See short-term rental DSCR for how lenders document STR and seasonal income.

What are Maryland DSCR loan requirements?

Typically: lender-set credit, reserve and equity minimums, an appraisal with a rent schedule, a lease or market rent, insurance quotes and entity documents for LLC borrowers. Personal tax returns and W-2s generally aren't used. For Baltimore City properties, also have the rental license and lead registration status ready. Requirements move with the DSCR, the property type and the loan size, and comparing several lenders helps.

Can I live in a property financed with a Maryland DSCR loan?

Can I live in it? No. DSCR loans arranged on this site are for business-purpose, non-owner-occupied investment property only. That rules out primary residences, second homes and Ocean City condos you'd use personally. You'll sign occupancy and business-purpose statements, and Maryland law looks at whether the purpose is truly commercial. If you plan to live in the property, you need a consumer mortgage, which this site doesn't arrange.

Do you publish Maryland DSCR rates?

No. Wholesale lender partners price each Maryland file on credit, leverage, DSCR, property type, loan size and that day's market, so we don't publish pricing. Send a scenario through the application and we'll show you the options that actually fit your property. Maryland's state and county recordation and transfer taxes can add a lot to closing costs, so ask for a full estimate.

Is Loan Daddy a Maryland lender?

No. Loan Daddy LLC (NMLS #2827624) is a mortgage broker, not a lender. Maryland DSCR loans are arranged with wholesale lender partners, who underwrite and fund them.

Can I get a DSCR loan on a Baltimore rowhouse?

Often, yes, if it's habitable, leasable and meets the lender's minimum loan amount and property standards. Have the rental license and lead registration status ready.

Can I finance an Ocean City condo with a DSCR loan?

Possibly, if it's a business-purpose rental you won't use personally, the condo project meets the lender's review, and the program accepts any seasonal income.

What's the security deposit limit in Maryland?

Generally one month's rent, under Real Property 8-203, with return required within 45 days after the tenancy ends.

Can a Maryland LLC borrow on a DSCR loan?

Usually yes, with personal guarantees and the entity documents in good standing with SDAT.

Can I live in it?

No. This site arranges business-purpose financing for non-owner-occupied investment property only.

Can I refinance a renovated rental into a DSCR loan?

Often, yes, once it's licensed where required, leased or rent-ready, and it meets the lender's seasoning rules.

Include the address and county or city, the price or value, the lease or expected rent, the SDAT assessment, insurance quotes, licensing and lead status, the loan amount and the borrowing entity.
