Getting Maryland inputs right
- Rent. Use a signed lease at market rent or a realistic market rent for the block, not a best-case listing.
- Taxes. Pull the SDAT assessment and apply the current county or Baltimore City rate, plus any municipal rate. See the taxes and insurance guide.
- Insurance. Use a landlord policy quote. Add flood coverage near the Bay, tidal rivers or the ocean.
- HOA and association charges. Include condo and townhome dues and convert annual charges, such as Columbia Association charges, to monthly.
- Rate and term. Use a rate from an actual quote. Interest-only is shown for programs that offer it.
Reading the result
A ratio of 1.00 means the rent exactly covers the payment. Many wholesale programs look for a ratio at or above 1.00, and coverage above that usually opens more options. Some programs consider ratios below 1.00 with more equity or reserves. The calculator is a planning tool, not a quote, an approval or a commitment to lend. When the numbers look workable, send the scenario and we will compare programs. To understand the loan itself, read how Maryland DSCR loans work.
Calculator questions
How is DSCR calculated?
Monthly rent divided by the full monthly payment: principal and interest, taxes, insurance and HOA dues (PITIA).
Why is the rate field blank?
Pricing changes daily and depends on credit, leverage, the ratio, property type and loan size. Enter the rate from a quote you have received; we do not suggest one.
What tax figure should I use for a Maryland property?
Use the SDAT assessment multiplied by the combined county or Baltimore City rate (plus any town rate). The seller's bill may reflect a homestead credit that an investor does not receive.
